Mechanic’s Liens
A mechanic’s lien is a statutory lien, which (primarily) protects contractors who perform work to improve real property. There are four instruments which must or should be filed by specific deadlines, as follows: (a) (Optional) Notice of Project Commencement; (b) (Optional) Notice of Furnishing Labor and Materials; (c) Notice of Mechanic’s Lien; and (d) Lis Pendens and Summons and Complaint (to foreclosure Mechanic’s Lien).
